been thru this last year when we were trying to buy a small plot to expand our workshop. finding available industrial land in gujarat wasn’t the issue, it was more about which ones actually had usable infrastructure. a lot of places looked good on paper but when we visited, either roads weren’t done or there were issues with water/power.

after a bunch of back-and-forth, we ended up going with a plot inside krishna industrial park near vadodara. the land was clear title, location was solid (close to highway), and we didn’t have to chase 10 different people to figure out basics like electricity and drainage.

for anyone looking for functional industrial land in gujarat, i’d say check that it’s not just open land but part of a developed park where things are already working. saved us months of setup time.
